Pet-Friendly Apartment Communities From a Landlord's Perspective
by Chris Braden, V.P. Multifamily Operations, Rimco Properties
Pets are considered a part of the family at our rental communities. Managing a pet-friendly community may be challenging at times, but if the landlord and the resident both realize the extra responsibilities involved, it can be a great experience for everyone.

Our pet-friendly communities are generally problem-free. This is directly related to having good rules and regulations, and enforcing them. The most common complaints are excessive noise and failure to clean up after a pet.

Pet owners are expected to be responsible and respectable to the other residents in the community, whether they have a pet or not. Always keep your pet on a leash when outside of your apartment, and carry a plastic bag or other disposable container to clean up after your pet. Always be sure, whether you are home or not, that your pet is not barking, crying or making other annoying sounds that may interfere with the rights or peace and quiet of others in your building.

Pet owners often question why they should be treated differently, have added fees, deposits, etc. The answer is very simple. Landlords incur additional expenses when they allow pets at their apartment community. Service technicians spend time cleaning up after pets, items such as “Doggie Waste Stations” must be installed, kept stocked and maintained, pet damages sometimes exceed the amount of the security deposit, and there may be additional insurance costs to the landlord.

Responsible pet ownership can help ensure the continued availability of pet-friendly apartments for yourself and other pet lovers that choose to rent.
